are many benefits to working with an agent when purchasing a new
home. You'll be better able to understand the real estate market

resources to find you a home and will accompany you on visits to
possible homes.

coordinate all aspects of the transaction, from presenting the offer

the purchase. If you choose not to work with an agent you will have
to arrange to see homes with listing agents or sellers on your own.

relating to the purchase of a home before you negotiate. In addition,
you'll need to acquire legal advice in the drafting of the purchase
contract and you'll need to contact home inspectors on your own.

or for seller and agents can work for both with their written consent.
While not in every state, agents can act as transaction brokers
without representing either the seller or buyer. In nearly all states
there are agency disclosure laws. These laws require signed consent
for representation. An agent in your area can explain how the agency
laws work in your state. Agent's typical responsibilities include
selecting and showing appropriate properties, presenting an offer,
negotiation of terms, and assisting escrow requirements.
