Making the Best Decision

Again, never let your emotions get the best of you. You should take into consideration the market condition, comparable properties, your priorities, and your listing notes. The market condition will be a major factor in the price of a home. If the market is a seller's market you may be paying more for the house than if the market was stable. You should investigate how the home you're considering compares to similar homes in that particular neighborhood or area.

Many real estate agents can prepare a comparative market analysis (CMA). This is a valuable tool that allows you to examine similar homes that are currently for sale or have sold in the past six months. Their attributes and prices will be compared and will allow you to make a more educated and sensible decision. Understand and be honest with yourself about your priorities. Rank your home needs and desires in order of importance. Out of all the homes your agent has found for you, select the ones that closely adhere to your priorities.
