For some buyers, new construction can be a good option. However, there are both advantages and disadvantages that come along with it. Make sure you review these before deciding if new construction is right for you.

Advantages of new construction are:

  1. You're not buying someone else's problems.
  2. You can choose the style of house.
  3. You can choose the colors used throughout the house.
  4. You can select the perfect location (lot) for the house.
  5. You can research and pick the right builder
  6. Typically new homes come with a home warranty that covers major systems in the home (heating, air conditioning, septic, etc.)

Disadvantages of new construction are:

  1. There are many hidden costs with new construction, such as landscaping and window treatments.
  2. You might have to live with construction noise, traffic and dust as the surrounding homes are completed.
  3. Your neighborhood might lack a mature landscape.
  4. New home communities are generally located in the "country" and may be further away from your place of work and be lacking in conveniences such as nearby shopping.
  5. Typically, new construction can take up to 6 months or more, longer than buying an existing home.
