Sale Contract

A contract is created for everyone's protection and the more detailed it is the better everyone will be protected. Make sure you read and fully understand the contract, and have your real estate agent explain the details.

The contract will contain the sale price, payment provisions and must be properly signed. The contract should contain the amount paid at closing and the method by which the balance will be paid. Everything you wish to exclude from the sale of the home should be detailed and very specific. It is best to make sure the contract properly outlines all details to avoid any misunderstandings in regards to appliances, fixtures, drapes, etc. Also, include how long after you accept an offer that buyers have to arrange financing. When the closing of the transaction will take place should be included and when possession will be transferred should be outlined if those dates differ. Again, a specific and well-detailed contract will serve to protect you, and it's always to your advantage to go over the contract with your real estate agent to ensure you fully understand the contents.
